Overview

A Con Edison vault is a different kind of project. It is utility infrastructure inside a private building, with a public-safety scope, a regulated approval process, and a job site that is half ours and half the utility. The work requires patience with paperwork, fluency in Con Edison practice, and a field team that has done it before. ESE has been doing it since 2014.

We are an authorized Con Edison electrical firm and an authorized PSEG firm in New Jersey. We do the full lifecycle in house: feasibility, distribution design, ConEd consulting and expediting, civil and electrical scope, switchgear and metering, rigging of transformers and switchgear, install, cutover, and signed as-built drawings turned over to the building. That is the integration developers and GCs come to us for. Our portfolio includes the two vaults at 300 Kent Avenue on the Domino Refinery campus, plus vault scopes across Manhattan and Brooklyn.

Other firms can do pieces of this. Most of our market sends ConEd jobs to specialty subs and waits while paperwork bounces between three companies. ESE is one of the few NYC electrical contractors that holds the entire scope under one roof, which means one schedule, one PM, and one accountable party when something needs to move.

How it goes

Four steps. No surprises.

Every con edison vaults & utility specialization engagement runs the same way. We document the work, we document the cost, and we leave a clean record so you can pick up the file at any point and know what is happening.

  1. Step 01Feasibility

    Site walk, load review, and a meeting with Con Edison engineering to confirm what is possible. We come back with a feasibility memo, a budget range, and a realistic schedule.

  2. Step 02Design

    Coordination drawings between the utility design, the structural team, and our electrical and civil scope. We hold the pen on the electrical side and we make sure the package matches Con Edison practice.

  3. Step 03Build

    Civil and electrical scope on a Con Edison schedule. Our PM is in regular contact with utility operations. We coordinate shutdowns, customer notifications, and inspection sign-offs.

  4. Step 04Cutover

    The cutover from old service to new vault is a planned outage. We schedule it with the building, the utility, and any affected tenants. After cutover, we close out paperwork and hand over a clean record.

    How long does a vault project take?

    From first feasibility to commissioning, six to eighteen months depending on size, approvals, and structural work. The single biggest variable is utility approval timing, which we manage from our side.

    Are you an authorized Con Edison firm?

    Yes. ESE is an authorized Con Edison and PSEG electrical contractor. We file directly with the utilities and we coordinate field work under their rules.

  • 03

    Can we hire you as a ConEd consultant without using you for the install?

    Yes. We take ConEd consulting engagements where another contractor holds the install and we hold the utility relationship: load studies, scope reviews, vault design review, distribution design, filing review, and expediting. The deliverable is a written assessment plus active liaison with the utility through approval.

    Do you do the rigging and as-built drawings in house?

    Yes. Transformer and switchgear rigging are handled by our own rigging team, not subbed out. As-built drawings are produced in our office by the BIM team that designed the vault, so the record set matches the field exactly. That integration is the reason GCs route their hardest ConEd scopes to us.

    Do you handle PSEG vault work in New Jersey?

    Yes. We work under PSEG procedures in New Jersey for service upgrades and underground infrastructure work, and we hold the same authorized-firm status.
