We assign a primary electrician and a project manager per portfolio, and we keep a record of every visit, every panel, every replaced part, every inspection due date. (Property management contracts are not offered out of our Florida office; Florida is project work only.)

Every property management engagement runs the same way. We document the work, we document the cost, and we leave a clean record so you can pick up the file at any point and know what is happening.
- Step 01Walk the building
Before we sign anything, we walk the building with you. We document panels, service entry, common-area systems, fire alarm, and any open violations. You get a baseline report and a recommended scope.

Monthly, quarterly, or twice a year. Plus on-call response for the things that do not wait. We price each cadence transparently so you can match the contract to your budget.
02 - Step 03Run the contract
Same project manager. Same primary electrician. Visits go on the building calendar, work is logged, materials are stocked, and the next visit is already on the books.
03 - Step 04Annual review
Once a year we sit down with you, review what we did, surface what is coming due (filings, capacity issues, panel age), and revise the contract for the year ahead.

Do you require a minimum contract length?
Most of our property contracts run twelve months with a thirty-day notice clause. We are not interested in trapping anyone in a contract. If we are doing a good job, we keep the work. If we are not, we want to know about it before the renewal date.

Can you handle NYCHA work?
Yes. We are familiar with NYCHA filings, scopes, and access requirements. Several of our team members have NYCHA backgrounds. We can take prevailing-wage scopes when the project requires it.

Do you handle inspections and filings, or just the physical work?
Both. We file with DOB, schedule and sit through inspections, and coordinate with Con Edison or PSEG when utility work is needed. Most contract clients prefer that we own the paperwork as well.

What if there is an after-hours emergency?
Property contract clients call our same emergency line and get prioritized routing. We track which buildings are under contract so dispatch can pull up the building file before sending a crew.
